Founded in the late sixteenth century by the Spanish, St. Augustine is charming, has a temperate climate, and boasts both beautiful beaches and fascinating historical sites. The median household income in St. Augustine, FL, is about $32,000 (compared to a national median household income of $41,000). The median home price before the housing slump was $300,000, and according to the 2000 census data for St. Augustine, the average mortgage cost was $1,227 in St. John’s County, the county where St. Augustine is located.

Neighborhoods in St. Augustine, FL

St. Augustine, FL, is surrounded by a wide variety of neighborhoods, from family-oriented middle class areas to ritzy resort and retirement communities. Here’s a look at three of St. Augustine’s neighborhoods:

Turtle Shores – Fifteen minutes north of St. Augustine proper, Turtle Shores offers direct ocean access, a clubhouse with a pool area, a children’s playground, tennis courts, and more. Sitting along an intra-coastal waterway, the traditional homes in Turtle Shores are family-oriented and include both rentals and permanent residences. Like many mid-sized homes in St. Augustine, the average prices in the Turtle Shores development start around $200,000.

St. Augustine Shores – A large planned community, St. Augustine Shores is five minutes south of St. Augustine and eight miles west of the Atlantic coast. Consisting of over 2,000 acres, St. Augustine Shores has natural lakes and homes that were built as early as the 1970s and as recently as the 1990s. The older homes in the neighborhood are single-family homes ranging in size from a tiny 660 square feet to 1500 square feet. Newer homes started at 2500 square feet, and the most recent additions include homes up to 3500 square feet. Fifty-eight of the neighborhood’s acres have been set aside for parks and recreational areas, and a 12,000 square foot clubhouse sits on the Intracoastal Waterway. The clubhouse has nearby it a baseball field, a pool, and a 500-foot pier that extends into the Waterway.

World Golf Village – Both a vacation resort area as well as a neighborhood, the World Golf Village has 2,000 – 3,000 square foot condominiums, town homes, and traditional homes, which range in price from $155,000 to over $750,000. In addition to two professional golf courses, the World Golf Village also has tennis courts, spa services, shopping within the village and nearby, jogging/biking trails, and more.

Downtown St. Augustine

Likened to a European village, St. Augustine proper has a population of about 12,000 residents. Filled with quaint shops and boutiques, St. Augustine rests upon the Atlantic coast and includes homes of all sizes and price ranges. Downtown St. Augustine owes much of its current look to the 19th century industrialist, Henry Flagler. Flagler invested heavily in St. Augustine, adding mansions and grand hotels to the city, some of which still exist, and some of which are now part of Flagler College. For residents of St. Augustine, a mix of sixteenth and seventeenth century historical sites, nineteenth century homes and city buildings, and modern-day architecture is an everyday experience.
